One of the first questions owners ask us is what property management actually costs. The honest answer: there is no standard price, because cost depends on how often you want someone to visit and how much you hand over. A realistic range is still possible, so you know what to expect.

Why there is no fixed price

Property management is bespoke. An apartment on the Paseo Maritimo in Torre del Mar that you visit twelve times a year needs a different rhythm than a villa in Almayate that stands empty all year. Inspection frequency is the biggest cost driver, along with whether you also want guests received or linen service included.

What a basic package usually includes

A simple management package revolves around three things: safe storage of your spare keys, periodic inspections and a report after every visit. In practice that almost always includes flushing pipes, airing the property and checking locks, shutters and alarms. Expect this type of package to be priced per month rather than per hour, so you know the cost up front.

Where costs rise

Management becomes more expensive as soon as real labour is involved. Guest reception at unsociable hours, cleaning between stays, washing and ironing linen, and supervising tradespeople during repairs all take time billed per hour or per task. If you let your property, add the cost of VUT registration and mandatory guest registration.

What to watch for

Always ask what is and is not included. Some providers charge a low monthly fee but bill separately for every inspection, phone call and key handover. Ask how communication works: do you get a report after every visit, and in which language? And check whether the company is genuinely local, because a manager who has to drive an hour and a half will not visit within a day when a storm hits.

What to expect

For a package with monthly inspections, key holding and reporting, rates on the Costa del Sol generally run from a few tens of euros to around two hundred euros per month, depending on the property and frequency.
