Terms

General terms & conditions

We work with clear agreements. For full engagements our detailed terms apply.

Dennis Costa Care: the service provider based in Torre del Mar. Client: the (co-)owner of the property using the services. Agreement: the arrangements on key holding, cleaning, guest reception and/or linen service.

Dennis Costa Care manages the property keys discreetly and safely. Keys are only handed to third parties (guests, repairers) with written permission from the client. In case of acute emergency or immediate danger Dennis Costa Care may enter the property without delay. Dennis Costa Care is not liable for damage from loss or theft of keys except when directly caused by us.

Periodic inspections are carried out at the agreed frequency. After each inspection the client receives a visual report via WhatsApp or email. Inspections are visual checks; Dennis Costa Care is not a technical or structural surveyor.

In acute emergencies (e.g. leak or break-in) Dennis Costa Care contacts the client immediately. If the client cannot be reached, Dennis Costa Care may take necessary measures up to a pre-agreed spending limit to limit further damage. Costs for external repairers are paid directly by the client.

Dennis Costa Care performs its work to the best of its ability and with the utmost care. The client must maintain adequate building and contents insurance, including cover for rental. Dennis Costa Care is not responsible for damage caused by guests or for managing the security deposit between owner and tenant. Dennis Costa Care is not liable for indirect damage or damage due to force majeure (extreme weather).

Services are invoiced monthly or per completed task. Payment is due within 14 days of the invoice date. Small expenses for the property may be settled directly. In case of late payment Dennis Costa Care may suspend services.

The management agreement is open-ended unless agreed otherwise. Either party may terminate the agreement in writing with one calendar month’s notice. On termination all keys are returned to the client or an authorised person within 7 days.
