If you want to let your property to tourists in Andalusia, you need a VUT licence. The rules have tightened in recent years and the council inspects more actively, so it pays to know what you are taking on before you publish a listing.
What VUT registration is
VUT stands for Vivienda de Uso Turistico, the Andalusian register for tourist accommodation. Without that registration you cannot legally let to tourists. Registration attaches to the property, not the owner, and is recorded in the Junta de Andalucia register.
What is usually involved
Beyond the registration itself, the process generally requires a description of the property, information on its facilities and a declaration that it meets the requirements. The property must also be let under a contract and guests must be registered. Guest registration carries a reporting obligation to the police, something many owners underestimate.
The council and the community
In the municipality of Velez-Malaga, which covers Torre del Mar, Caleta de Velez, Almayate, Benajarafe and Chilches, there is no outright ban on tourist letting, but the council does inspect registration more actively. In apartment buildings the community of owners may also restrict tourist use. Reading the statutes is therefore always the first step.
Why it goes wrong
The most common problems are missing registration, letting without a contract or guest registration, and failing to comply with community rules. Fines can be substantial and platforms remove listings without a registration number. It is one of the few parts of letting where a mistake costs money immediately.
