Key holding sounds simple: someone keeps your key. In practice it is the core of managing a second home, because without a reliable local contact nobody can get in when something goes wrong.
What is actually held
Under a management agreement we hold a spare key to your property, along with any keys for gates, storage rooms or letterboxes. They are stored separately and without any link to your address. Your own key stays with you; this is the set needed on site.
Who gets access and when
Access is only granted with your permission. That applies to guests, to a plumber fixing a leak and to window cleaners. We attend those moments or let the person in and check afterwards that everything is in order. You are informed of every access.
What happens during an inspection
An inspection is more than a walk through the house. We air the property, flush taps, toilets and traps so no drain smell or dried-out seals occur, check for damp patches and leaks, look at locks and shutters and confirm the air conditioning and boiler still work. On properties that stand empty for long periods, that is exactly when early problems become visible.
What happens in an emergency
With a leak, break-in or storm we act immediately. We contact you, arrange a tradesperson if needed and make sure the property is secure. For emergencies where you cannot be reached, we agree a spending limit in advance within which we may take measures to limit further damage.
Why this is the foundation
Without key holding you cannot receive guests, arrange cleaning or have repairs carried out while you are back home. That is why it is the first thing owners arrange, before they even think about letting.
